Property management experience is not required, only an active real estate license. We make it easy to refer your clients to Southern Dreams Realty for property management services and then you will retain the listing rights to the property for future listing. Our affiliate program is designed to help real estate agents provide more services and retain more clients, while having a trusted and reputable company they can refer clients to while renting their property. How It Works

  1. Identify potential opportunities for property management service needs. This could be current or past clients looking to rent their property, an investor looking for property management services, friends, family members or just someone you have reached out to or identified as having a need for property management services.
  2. Real estate is your passion, but that doesn’t mean that property management is included in your love of real estate. You do not need to be an expert in property management, that is our job! We want to give you the tools to help you provide information for prospects, but you do not need to be proficient in property management. Once you have identified a potential property management client, let them know that you have a company you would love to refer them to. We can provide you with some material that you can give or email them about our company and services. You can also contact us directly to set up the introduction between our property managers and your client/prospect, whichever you feel more comfortable with.
  3. Go to our website and fill out our referral form. This will ensure that we associate this new client with you and will make sure your referral fee is paid to the correct person.
  4. Our property managers will send you a non-compete agreement specifically for that property to be electronically signed. This form will be put in the client’s file and uploaded under their portal once they have signed as a client.
  5. Southern Dreams Realty will handle the pitch, the sale and all documents to bring your referral on as a client. We will confirm by email or phone that your referral has retained our services and we will begin marketing the property to potential tenants.
  6. When you fill out the referral form, you will be asked if you prefer a one time referral fee once the client has been retained of $200 or if you prefer to be paid a one time referral fee of 25% of the rent once the property has been rented and the tenants have been moved in. Please note that if you are referring a tenant for one of our rental properties, the referral fee will be 10% of the rental amount once your client has paid all deposits, rents and has taken occupancy of the property. This is completely up to you whether you want to be paid your referral fee up front or if you want to wait until the property has been rented and tenants have taken occupancy.
  7. All referral checks are written to the agent’s current brokerage. You can come by and pick it up from our office or we can mail it directly to your brokerage. We also have the ability to ACH your referral fee to your brokerage if that is preferred and your brokerage is set up to receive referral fees this way.
  8. You will receive communication from Southern Dreams Realty to keep you informed of where your referral is throughout the process.
  9. When your referral is ready to list and sell the property, we will reach out to you and let you know. We are a full brokerage and at times, agents will prefer not to handle the listing if the seller is listing it with a tenant in place, for example. We would never do this unless you asked us to, but if for any reason, you prefer we list the property, Southern Dreams Realty will pay you a 30% referral fee. Otherwise, the property will go to you for the listing.

How Much Is The Referral Fee?

Southern Dreams Realty has structured our affiliate program to pay top dollar referral fees to real estate agents. We understand that you could send your referrals to any property management company and we appreciate that you chose us to work with. We not only provide excellent service to your referral, but we also pay the highest referral fees around. When you fill out the referral form on our website, you will be asked to choose which referral program you prefer:

  • Option 1 (New Home Only)
    Get paid your referral fee as soon as the client is retained by Southern Dreams Realty for property management services. We consider a client retained once the management agreement has been signed and sent back to Southern Dreams Realty. Southern Dreams Realty will pay a one time referral fee of $200 whether we rent the property or not.
  • Option 2 (New Home Only)
    Southern Dreams Realty will pay you a referral fee of 25% of the rent once the property is rented and occupied. We consider a property rented once a tenant has paid the security deposit, first months rent and has taken occupancy of the unit.
  • Option 3 (Tenant Referral Only)
    Southern Dreams Realty also offer referrals if you provide us a with a tenant for one of rental properties. You will receive a 10% referral fee based on the rental amount once your client has paid the security deposit, first month’s rent and taken occupancy of the property.

You decide which referral option works best for you. All referral fees are paid to the agent’s brokerage. Be sure to discuss with your brokerage what your commission split would be on these transactions prior to signing up.

Affiliate Program Lead Generation Strategies for Obtaining More Referrals

  1. Real Estate Agent Referral Program
    Establishing relationships with local real estate agents is not only great for your own business, but will also allow you access to their direct leads for clients looking to rent their homes or investors purchasing investment property through that agent. Consider offering them a small finders fee for sending you these leads. Consider signing a non-compete agreement stating that if the client decides to sell their property, you’ll give the sale back to the agent. Southern Dreams Realty will always sign a non-compete agreement with all referring agents. Be sure to discuss this with your brokerage to ensure they are ok with you collecting referrals and paying referrals to other brokerages of this type. Also be sure to ask your brokerage what your commission split would be for this type of referral.
  2. Client Referrals
    Consider contacting past and current clients. Past clients might be interested in purchasing an investment property or renting their current home. Current clients may be interested in purchasing investment property or have existing investment properties they would be interested in hiring a property management company to handle.
  3. Friends & Family Referrals
    Make sure to let all your friends and family know that you can help them with their investment and property management needs. They probably already know you are in real estate, but now you can offer to help them with their investments and property management needs. Most people will not necessarily associate real estate with property management so make sure you let them know you have a solution for those needs as well.
  4. LinkedIn
    LinkedIn can be a lucrative resource for finding new leads. Use LinkedIn’s detailed search options and search for titles such as “Real Estate Investor”. You can reach out to each person and talk to them and let them know that, not only can you help them purchase an investment property, but that you can also help them in finding a property management company to handle current or future investment properties.
  5. Attend Local Real Estate Investor Meetups
    Meetup.com can connect you with local networking groups. Search for real estate investor meetups nearby. Attend the meetup and network with real estate investors and let them know that you can help them in purchasing a new investment property and you can also help them find a great local property management company to handle those investments. You can also reach out to the person in charge of the meetup and ask them if they would be open to allowing you to speak at one of the future meetups. You can appeal to local investors who are looking to purchase properties or who have existing properties and have property management needs.
  6. Host a Local Real Estate Investor Meetup
    Another option is to host your own real estate investor meetup. Create your own event on Meetup.com or advertise a virtual meetup using Zoom. Provide helpful and valuable information for investors, whether they are looking to purchase investment property or need help finding a local property management company. Southern Dreams Realty is happy to help if you are looking for information to provide such as top rental areas and rates, helpful tools in managing property, what profit margins investors should look for, important key home amenities tenants are looking for, etc. At the end of the session, let them know about your services and the benefits of working with you.
  7. Cold Call FRBO leads of Craigslist
    Check Craigslist for owners who are listing their properties for rent. Call those people and let them know you can help them. You never know someone’s needs until you reach out. They might be thinking about selling, but if they want to rent, you have a solution to help them and will be there if they ever decide to sell. Cold calling can be tough, but having multiple solutions to their problem can make it easier to reach out. You really do have the tools to be able to help them.
  8. Facebook Groups
    Facebook groups can be a great source to locate local real estate investors and homeowners looking to transition their property. Search for Real Estate Investor groups or local Homes for Sale groups. Become an active member and answer questions whenever you can provide value. Make sure your personal Facebook profile clearly displays that you are a real estate agent. Over time, people will see you as an expert in real estate and a source for information on property management.
  9. LinkedIn Groups
    Similar to Facebook groups, except using LinkedIn, use the search tool to find real estate investor groups in the area and start contributing. Make sure your LinkedIn profile is completely filled out and shows you are in real estate.
  10. Get Interviews on a Podcast or Start Your Own
    Podcast have become very popular and being a guest speaker or creating your own can put you in front of a vast audience of investors and homeowners. Showcase your knowledge and expertise and let listeners know that you can be a great resource for them whether they are looking to buy, sell, invest or help with their rental management.
  11. Browse the Local Newspaper
    Find rentals and homes listed in the local newspaper and reach out to the owners. Let them know about your services and how you can help them. If they are still using the newspaper to list their home or rental, there’s a good chance they can use your help!
  12. Affiliate with Local Businesses
    Real estate investors deal with quite a few local businesses regarding their investment property. You could reach out to accountants, handymen, landscapers, HVAC companies, plumbers, house cleaners, carpet cleaners, pressure washers, electricians, painters, etc. Ask them to keep you in mind when they are dealing with customers looking to buy, sell or rent.
  13. Join Real Estate Investor Clubs
    By joining real estate investors clubs, you have direct access to investors who might be looking to purchase investment property, sell property or rent out existing properties.
  14. Direct Mailing
    Search your local county assessor’s database for non-occupied homes. Most of the time these will be investment properties. You can also do this search in MLS under the Tax tab. Send them a personalized letter or mailing offering your services.
  15. Real Estate Investor Forums
    Similar to Facebook and LinkedIn groups, you can actively answer questions and participate in conversations on real estate and investments.
